How Wren works: AI drafts the documents, a chartered professional signs them, and Wren submits and tracks the application to a decision.

How we work

01 · Method

From your site to a decision.

Three layers, one fee, every step visible. The application is prepared on the site you actually own, the house, the street, the constraints that bind it.

What protects you

Outcomes are not promised. The work is stood behind.

A permission cannot be guaranteed, by Wren or by anyone. In place of a promise of certainty, the work is made inspectable and supported in four respects.

Pre-flight screening

Every site is scored before a case is accepted. Below sixty per cent approval likelihood, Wren declines and returns any credits spent on research.

Consumer Rights Act 2015

Where the work falls below the standard of reasonable care and skill, it is re-performed at no charge. Wren does not seek to contract out of this.

Goodwill resubmission

For cases believed to have been refused on weak grounds, Wren may offer a free resubmission or appeal at its discretion.

A published grant rate

The rolling twelve-month grant rate is published quarterly, broken down by case type and auditable against the public registers.

For clarity

What Wren is not.

Not a subscription

The fee is charged per case, not per month and not per seat.

Not a billable-hours consultancy

The fee is fixed in advance. There is no later invoice for time spent.

Not the regulator

The decision belongs to the council. Wren prepares the case; it does not determine it.
