This list is generated from the map’s own catalogue at build time. It cannot drift from what the map actually loads, because it is the same file.
Tools
What you can do with it
Draw
Polygon, rectangle, circle or freehand, with a live style control for stroke, fill and opacity. Finished shapes keep their own style, so a highlight cannot leak into the next thing you draw.
Measure
Area and perimeter on a polygon, radius on a circle, edge labels on every side, in the units you choose. Hectares or acres, metres or feet.
Import
GeoJSON, KML or a shapefile, up to 10MB, straight onto the map as your own private layer.
Search
One box takes a postcode, an address, a place name, a Land Registry title number or a company name. Address autocomplete as you type.
Annotate
Pinned notes with colour, private to your account, kept across devices.
Ownership
Registered title boundaries coloured by tenure, with corporate and overseas overlays, above zoom 15. Every result carries a provenance badge: a title we hold directly reads differently from one matched by address.
Street View
Split screen, with the mini-map mirroring whichever basemap you are on.
Isochrones
Walking, cycling or driving, at five, ten and fifteen minutes from the centre of your boundary.

A read-only link carrying your centre, zoom, basemap, boundary, annotations, imported layers and drawings. Revocable.

Limits
What the map cannot tell you
Stated here rather than discovered later.
Absence is not proof of absence. Tree Preservation Order coverage depends on the council publishing its orders as data, and many do not. A site with no TPO on the map may still have a protected tree on it. The layer panel says this where it is true.
Some sources are indicative. The HS2 safeguarded corridor is drawn approximately and labelled as such. Neighbourhood plan areas carry a flag where the boundary is a parish centroid rather than a real polygon. Settlement boundaries currently use built-up areas as a proxy until per-authority plan limits are ingested.
Address precision is currently degraded. Our Ordnance Survey Places entitlement is returning an authorisation error, so address lookups fall back to postcode centroids rather than rooftop positions. Search still works and is still useful; it is simply less precise than it should be, and we would rather you knew.
6 layers are declared and not wired. Each one names its own reason on the panel. Historic planning archives need per-authority ingestion. Commercial and rental comparables need a source we are prepared to stand behind.
